28,000 SF 26 Apartments + 14,000 SF Underground Parking. $3.3M

After eliminating the wetland and stream area from the 3.88 acre site only a small envelope was available for building and it was steep with a significant amount of ledge. Middlebury zoning considered this a very sensitive site which functions as the southern gateway to the village core and desired residential scale rather than a large boxy structure. Our problem was to create 26 units of housing within a very limited footprint that does not feel bulky and overbearing.
Utilizing the steep slope for screened, underground parking and limiting surface asphalt enabled us to tuck the building into the site and frame it with greenery and a stream. The three gable projections disguise the rectilinear footprint and bulk, add rhythm and scale and accommodate mutliple unit layouts as well as announcing entries. Changing materials, corner bay window projections and terracing add another level of detail and scale horizontally and vertically. The feedback from town, community and residents has been very positive.
