3,300 SF Retail space and two studio apartments, historical tax credits. $360K

The Noonan House was in rough shape and scheduled for demolition. A group of citizens considered it a viable part of the village core historical fabric and worked for its preservation. The problem was to convert a residence into ground floor commercial and upstairs residences and coordinate the site plan with the new town office master plan requiring the main entry to be on the rear of the structure, while maintaining original character and qualifying for historical tax credits.
We removed some of the less savory additions on the rear and devised a small, new addition which addressed multiple problems at the same time: New entry on rear, handicapped access, fire stair. This addition transformed a blank facade into a welcoming, human scaled face for the revitalization of the building all of which was capped with a bold color scheme. The interior weaves the new commercial and residential uses into the existing fabric with few changes.
