A new neighborhood of 85 dwellings in a range of building types and sizes. $17M

The 9 acre site contains a HUD project in poor shape which is divorced from the neighborhood pattern of development. The decision was made to demolish the project and create a new neighborhood reflecting the surrounding context which varies in style, scale and use but is all related to the street grid. The mix will be primarily rental but with some for sale dwellings.
We propose relocating an existing street to reinforce the street grid and extend the surrounding pattern of development into and through our site. The neighborhood is organized around a new street pattern, common green and community building with an extensive network of pedestrian links. The building structures, ranging from single family to 12plex reflect the diversity and scale of the greater neighborhood. Almost all the structures have good southern exposure and we are exploring an upgrade to solar hot water heating which is not typical in affordable housing.
